Closing Costs divided by INTEREST savings per month = breakeven.
I recommend breaking even in less than 28 months, but if you are selling/moving it may be much sooner. Currently, a good rule of thumb would be if you have the following programs:
If you have owned your home for more than 12 months and are paying PMI AND have a rate higher than 6.25% on a 30 year fixed.
If you are paying higher than a 6.5% interest rate.
If you have an adjustable rate of 5.75% or higher.
